1. Introduction

These Terms and Conditions govern the use of the website www.cortedellecamelie.com and the booking of holiday apartments located at:

By completing a booking or making a payment through the website or any integrated platform, you accept these Terms and Conditions.

2. Parties Involved

Corte delle Camelie (Rental Property)

The holiday apartments offered for short-term stays and managed under this brand.

Roben Sagl (Management Company)

Responsible for:

  • booking management
  • guest communication
  • cleaning and operational coordination
  • customer support
  • invoicing and payment processing (including Payrexx)

3. Services Provided

Corte delle Camelie offers fully furnished holiday apartments for short-term and vacation stays.
Descriptions and photographs are provided as accurately as possible but may vary due to maintenance or seasonal adjustments.

4. Booking Process

A booking is considered valid only when:

  • the booking form is completed correctly,
  • a booking confirmation email is issued,
  • payment (full amount or required deposit) is received successfully.

Roben Sagl reserves the right to refuse or cancel bookings in cases of incomplete information, suspected fraud, technical errors, or operational restrictions.

5. Prices and Payments

All prices on the website are in Swiss Francs (CHF).
Prices include accommodation costs; additional fees (tourist taxes, cleaning fees, optional services) are clearly indicated during the booking process.

Payment Processing

Payments are securely processed via Payrexx on behalf of Roben Sagl.
Accepted methods include credit cards, debit cards, TWINT, and other options displayed at checkout.

6. Check-in / Check-out

  • Check-in: from 14:00 to 20:00
  • Check-out: by 11:00

Requests for early check-in or late check-out must be made in advance and are subject to availability.

7. Cancellation Policy

Cancellation terms vary depending on the booking method:

A. Bookings made through external platforms

If a reservation is made via Booking.com, Airbnb, or any other external booking system:
➡️ The cancellation policies specified directly on those platforms apply in full and take precedence over any general rules stated here.

B. Direct bookings made on the official website

When no external platform policy applies, the following rules govern cancellations:

  • Up to 30 days before arrival: full refund
  • 30 to 14 days before arrival: 50% refund
  • Less than 14 days before arrival: no refund
  • No-show: 100% of the booking amount

Refunds, when applicable, will be issued to the same payment method used for the original booking.

8. Guest Responsibilities

Guests commit to:

  • using the apartment responsibly,
  • respecting neighbors and noise rules,
  • caring for furniture and equipment,
  • reporting any damages immediately,
  • covering repair or replacement costs for damages caused during the stay.

A security deposit may be required in certain cases.

9. Privacy & Data Protection

Roben Sagl processes guest data exclusively for:

  • reservation handling,
  • legal tourist registration,
  • payment processing,
  • communication before and during the stay.

Data is not shared with unauthorized third parties.
A full Privacy Policy is available upon request and can be published on the website.

10. Disclaimer of Liability

Neither Corte delle Camelie nor Roben Sagl is liable for:

  • interruptions of public services (electricity, water, heating, Wi-Fi),
  • weather events or force majeure,
  • theft, loss, or damage to personal belongings,
  • consequences of misuse of the property.

Guests are responsible for their own travel insurance.

11. Governing Law and Jurisdiction

These Terms and Conditions are governed by Swiss law.
The exclusive place of jurisdiction is Samedan (GR), except where mandatory legal provisions apply.
